I’ve built homes. I know a good one.

Choose your path.
Each path has its own step-by-step process, a practical guide and answers to common questions.
Your path home, step by step.
Buying a home is one of the biggest decisions you'll make. Here's how the process works in California, and what helps buyers feel confident at every step.

- 01
Consultation
Week 1We start with a conversation about your goals, budget, timeline and the neighborhoods you love. No pressure, just a clear plan.
- 02
Get pre-approved
Week 1–2Talk with a lender to see how much you can borrow. A pre-approval letter shows sellers you're a serious buyer. I can connect you with trusted local lenders.
- 03
Home search
2–8 weeksI send you listings that match what you want, tour homes with you, and help you review seller disclosures before you fall in love with a place.
- 04
Make an offer
1–3 daysWe look at recent sales to decide on a strong, fair price, and choose terms that protect you, like inspection, appraisal and loan contingencies.
- 05
Escrow & inspections
~2–3 weeksOnce your offer is accepted, you put down a good-faith deposit (in California, often around 3%) held by a neutral escrow company. We inspect the home and review every report together.
- 06
Loan & appraisal
~2–3 weeksYour lender orders an appraisal and finalizes your loan. I keep everyone on schedule and remove contingencies only when you're comfortable.
- 07
Closing day
~30 days after offerFinal walk-through, sign your documents, the loan funds and the sale is recorded. Then you get your keys.
Know your real budget
Besides the down payment, plan for closing costs (often about 2–3% of the price for buyers), moving costs and a cushion for repairs. In California, property tax is roughly 1.1–1.3% of the purchase price each year, depending on the city.
Down payment options
20% down avoids mortgage insurance, but many loans allow much less, some as low as 3–5%. First-time buyers may also qualify for California programs like CalHFA down payment help.
Buying a condo
Ask for the HOA documents early. Look at monthly dues, the reserve fund, any upcoming special assessments, and rules on rentals and pets. A healthy HOA protects your investment.
Read the disclosures
California sellers must share what they know about the home. I go through the disclosures and inspection reports with you and explain what matters, and what's normal wear and tear.
A builder's eye
With five years as a construction superintendent, I look past fresh paint. I point out roof, foundation, plumbing and electrical items worth a closer look, so you buy with confidence.
Keep your finances steady
Between pre-approval and closing, avoid opening new credit cards, financing a car or changing jobs. These can affect your loan approval.
Does it cost anything to work with a buyer's agent?
We'll agree on how I'm paid in writing before we tour homes. In many cases the seller offers to cover some or all of the buyer agent's fee, and I'll always explain your options clearly up front.
How long does buying a home take?
Most buyers take one to three months to find the right home. After your offer is accepted, escrow usually takes about 30 days.
Do I need to be pre-approved before looking?
It's best to be. It tells you your price range and makes your offer stronger when you find the right home.
What are contingencies?
They're conditions in your offer, such as a satisfactory inspection, appraisal or loan approval, that let you cancel and protect your deposit if something goes wrong.
Can you work with me in Mandarin?
Yes. I'm fluent in English and Mandarin, and happy to explain every step in whichever language you prefer.

How I help you prepare, price and market your home to get the best result with the least stress.

- 01
Consultation & walk-through
Week 1We meet at your home to talk about your goals, timing and next move. I walk through the property with you and note what buyers will love, and what they'll question.
- 02
Pricing strategy
Week 1I prepare a detailed market analysis using recent nearby sales and current competition, so we set a price that attracts strong buyers from day one.
- 03
Prepare your home
1–3 weeksTogether we decide which small repairs, cleaning and staging will make the biggest difference. My construction background helps you spend money only where it pays off.
- 04
Disclosures & inspections
1–2 weeksIn the Bay Area, many sellers order inspections before listing. Sharing reports and disclosures up front builds buyer trust and leads to cleaner offers.
- 05
Marketing & showings
LaunchProfessional photos, MLS, Zillow, social media, open houses and outreach to local agents, so the right buyers see your home at its best.
- 06
Offers & negotiation
1–2 weeksI help you compare every offer on more than price: loan strength, contingencies and timing. Then I negotiate the best overall terms for you.
- 07
Escrow to closing
~30 daysI manage the buyer's inspections, appraisal and requests, and keep every party on schedule until the sale records and you hand over the keys.
Price it right from day one
Homes priced well at the start usually get the most attention in the first few weeks. Overpricing often leads to price cuts later and a lower final sale.
Small fixes, big impact
Fresh paint, good lighting, fixing leaks and sticky doors, and a deep clean often pay back more than big remodels. Declutter so buyers can picture themselves living there.
Plan for selling costs
Expect agent commission (always negotiable and agreed in writing), escrow and title fees, county and city transfer taxes, and any repairs. I'll give you an estimated net sheet before we list.
Be upfront with disclosures
California sellers must disclose what they know about the home. Being clear and complete protects you legally and helps avoid surprises during escrow.
Selling a condo
Order your HOA document package early. Buyers and lenders will review the budget, reserves and rules, and having them ready keeps escrow on schedule.
Think about taxes early
If the home was your primary residence, a large part of your gain may be tax-free. Talk with a tax advisor about your situation before you list.
How much is my home worth?
I'll prepare a free market analysis based on recent sales nearby and your home's condition and features. Just send me a message below.
When is the best time to sell?
Spring is often busy in the Bay Area, but the right time depends on your goals, inventory in your neighborhood and interest rates. We'll look at the timing together.
Should I make repairs before listing?
Fix things that are broken or that inspectors will flag, and focus on low-cost updates. I'll help you decide what's worth doing and what isn't.
Do I need to move out before selling?
Not always. Many sellers stay in the home while it's listed. Vacant homes can be easier to stage and show, so we'll choose what works best for you.
How long does it take to sell?
A well-priced home often gets offers within a few weeks. After accepting an offer, escrow usually takes about 30 days.
